Financing Road Map

Step 1: PRE-APPROVAL

  • When you’re ready, you can complete the application questionnaire here or we can knock it out together over the phone.
  • I will plan your specific homework list so we ask for everything we need and nothing we don’t. Our system provides a secure upload to protect your personal information.
  • My team and I will diligently identify potential pitfalls and present strategies to solidify your Pre-Approval.
  • Your Pre-Approval Letter demonstrates to a Seller you are ready and able to buy. My process includes a detailed conversation with the seller’s agent where I confirm how well-prepared and qualified you are.

Step 2: FIND YOUR HOME

My team will work diligently to ensure you have a seamless loan process. There are lots of moving parts, key dates and various people involved. We will manage this timeline on your behalf. In addition to automated milestone updates, I will call you each week with updates on your loan, so you can be assured your loan will close on time.

  • Once you find your perfect-fit home your Agent will send us your contract.
  • Our team will prepare the loan disclosures for you to complete using our easy e-sign technology within the secure portal.

Step 3: PROCESSING

Processing verifies all components of your application as early as possible so your loan application can be approved quickly.

  • Once your home inspection negotiation is solidified, we will order your appraisal.
  • We may need to request additional/updated documentation. Please work closely with us to supply these documents as quickly as you can.
  • After your documentation has been verified and we receive your appraisal and title report, your application will move to Underwriting.

Step 4: UNDERWRITING

Our Underwriting team will complete their review of your application to provide final approval.

  • We may request clarification documentation at this step.

Step 5: CLOSING

In this final step you will sign your loan documents with your Escrow Officer at the title company.

  • The Escrow Officer will advise you where to send your closing funds.
  • Universal Lending funds your new mortgage.
  • Your new deed is recorded with the County Assessor’s Office.
  • You did it… you bought a house! Congratulations!
